The Process
The Property Compass offers 3 bespoke services.
1. Find To FinishStraight sourcing of property - hands-free property acquisition.

Upfront payment of 50% of property sourcing fee with balance due on exchange of contract. |
2. Full Package Deal (Refurb and Tenant Management)Includes:

3. Project Lending and/or JV
Project Lending: This is a way to keep your money working and keep it fluid. The way this works is you lend our company a nominal amount, usually upward of £10,000 at a secure fixed rate of interest at 8% pa. Your money is returned to you at the end of the project or on the agreed date. JV – Joint Venture: This is explained in more detail at the point of interest. In short, the concept is your money/my time. The end result is shared equity in the project with either shared rental income, or shared profit from the flip. This is a great way to super charge your investment without sacrificing your time on management of the project. |

The SOP's1. Register your details and we can set up a free 30 mins call to discuss you situation and desired outcomes
2. 2nd phone call to answer any further queries and finalise your parameters and strategy and agree to move forward officially with the TPC find you your hands free deal! 3. Exchange exclusivity contracts 4. Make your upfront Fee payment 5. Compliance checks – If you don’t pass the compliance checks you deposit will be refunded minus the fees for the checks 6. Your deposit buys 90 days for me to find you your 3 properties that fit your description to choose from. With in that time I will be in constant communication with you so we can move forward on negotiations and making an offer 7. Offer accepted, now we enter the mortgage, legal and survey phase. 8. Prepare any building quotes 9. Exchange of contracts between you and the seller 10. Pay the balance sourcing fee to the TPC. 11. Completion of the sale – you have the keys 12. If you are performing a refurb (refit) then builders will already have been briefed and work can commence on completion 13. Pay final balance of TPC fee 14. Engage with our expert letting agency to find you the perfect tenant. 15. Job done – you now are the proud owner of a lucrative investment property, or your first or dream house in Cornwall You are now a property investor! |
